Closer jobs for people who can show their numbers
If you've closed commission deals and can prove it, skip the beginner material. Bring your numbers and talk to the founder, Ryan Smith.
The standard is 5 closings a month at our minimum margin: about $141,300 a year, or about $163,800 as a Senior Closer.See how that's built
On-site in our Raleigh/Cary office. We don't hire US-based remote sales.
Who this path is for
- You've been paid commission for closing, not only for setting appointments
- You can show it: commission statements, quota reports or signed contracts
- You want pay that climbs with your closings and a say in how deals get done
- You'd rather be measured than managed
People on this path often come from
- Acquisitions at another home buyer
- Producing real estate agent
- Closer in auto, solar or insurance
- High-ticket phone closer
- Loan officer
The proof we'll ask for
Your best month against target, your average over the last year, and anything that backs it up.
It's the quickest way to skip steps. Anyone can call themselves a closer; the numbers settle it in five minutes.
What you won't be asked to do
Work a cold list. Every lead is inbound, so your day is appointments and follow-up, not dialing strangers.
Roles for you
One open seat, and one approved seat above it.
- In-office, Raleigh/Cary, W-2Open
Real Estate Acquisitions Salesperson
$15/hr, kept on top of commission on every deal you close: 8% of the fee to start, up to 25%.
Where you'd start, on the same plan as the rest of the team. What changes is how fast we move once your numbers check out.
- Approved, no seat open today
Senior Closer
A closer who still closes: the hardest deals route to you, and every band on the ladder moves up one step, starting at 12.5% instead of 8%. No seat is open today, so there's nothing to apply to. Tell us you're interested and you'll hear first.
What the job actually is
Inbound motivated-seller leads, appointments at the property, and signed purchase agreements. You work the lead from first call to signed contract, and log every step in the CRM the same day.
What Senior Closer adds
Estates, title problems and families with several decision-makers route to you, and every band on the ladder moves up one step, starting at 12.5% instead of 8%. It's a selling seat, not a management seat: nobody here gets promoted away from closing.
Talk to the founder
Cinch is founder-led. Ryan Smith started the company in Cary in 2021 and still runs deals, so the person who judges your numbers is the one who knows what they mean.
Bring your numbers to the first conversation and it moves faster.
How pay works
The same plan as the rest of the team, with one difference for Senior Closer: every bracket moves up one step.
The standard: 5 closings a month
After your ramp, the seat carries a standard of 5 closings a month, each at or above our $15,000 minimum margin. That's what the month pays.
At the standard
$11,775a month
about $141,300 a year
$9,375 commission, plus the $2,400 hourly. How it builds: all 5 re-rate to 12.5% = $9,375.
As a Senior Closer
$13,650a month
about $163,800 a year
$11,250 commission, plus the $2,400 hourly. How it builds: all 5 re-rate to 15% = $11,250.
$15,000 is our minimum margin on a deal, not the size of a typical one. And this is the standard the seat carries, not a description of what the company has been closing: it's what we expect from someone whose whole job is closing.
What the fifth closing is worth
$4,575
A month with 4 closings at our minimum margin pays $7,200. A month with 5 pays $11,775 — a 64% jump, because the fifth closing re-rates the whole month rather than just paying its own rate. On a plain marginal ladder that same closing would add $1,875.
As a Senior Closer the same closing is worth $3,750: $9,900 at 4, $13,650 at 5.
The plan
| Hourly | $15 an hour, about $2,400 a month at 160 hours. You keep it on top of your commission. It isn't an advance, it's never repaid, and it's never deducted from what you earn. |
|---|---|
| Commission | A percentage of the fee on each deal you close, paid on top of the hourly. |
| What the percentage is of | The fee the deal produces, after any money that had to be paid out to get it done: partner splits, transactional funding, payoffs. |
| Ramp | Your first 90 days are a ramp. After that the standard is 5 closings a month, at or above our $15,000 minimum margin per deal. |
| How the rates work | Flat 8% on your first 4 closings. Hit 5 and the whole month re-rates to 12.5% — including the 4 you already closed, not just the fifth. From 10 up it steps marginally, like tax brackets, with no second re-rate. |
| What counts toward the ladder | A closing counts toward your ladder when it clears our $15,000 minimum margin. A deal below the floor still pays, but it doesn't count toward the five. |
| Cap | None. |
| Senior Closer | The whole ladder moves up one step: your first 4 closings earn 12.5% instead of 8%, the re-rate at 5 takes the month to 15% instead of 12.5%, and so on. Same $15 an hour. |
The rates
| Closings in a month | Rate | As a Senior Closer |
|---|---|---|
| 1–4 | 8% | 12.5% |
| 5–9 | 12.5%applies to every closing that month, back to the first | 15% |
| 10–14 | 15% | 20% |
| 15–20 | 20% | 25% |
| 21+ | 25% | 25% |
Flat 8% on your first 4 closings. Hit 5 and the whole month re-rates to 12.5% — including the 4 you already closed, not just the fifth. From 10 up it steps marginally, like tax brackets, with no second re-rate.
A closing counts toward your ladder when it clears our $15,000 minimum margin. A deal below the floor still pays, but it doesn't count toward the five. A thin deal can't be used to trigger the re-rate, and anything below the floor needs a sales manager's sign-off before we buy it at all.
Portfolio deals count per house, so a 15-house purchase is 15 closings toward your ladder, as long as each house clears the floor. We have bought a 15-house portfolio in a single transaction: at our minimum margin that is $31,125 of commission, $33,525 with the hourly, from one deal.
The bands above 10 are headroom. Our closing history to date is one founder splitting his week between acquisitions, dispositions, transaction coordination and marketing; this seat exists so that closing is one person's whole job.
What counts
| Deal type | Paid on | Rate |
|---|---|---|
| Wholesale / assignment | The assignment fee | Ladder rates |
| Novation | The spread | Ladder rates |
| Flip | Net profit, after rehab, holding and selling costs | 5% |
"Ladder rates" means the table above, 8% through 25%, including the re-rate at 5. Flip commission is a share of what's left after the costs of the project, and it pays when the house sells, which is months after you put it under contract.
Getting to the standard
Getting there takes a quarter or so. These months use real reference points from our own closings over the last two years: the median deal and the average one. Watch what happens between 4 and 5.
| A month with 2 closings | $15,000median deal | $20,000average deal |
|---|---|---|
| Commission (2 deals at 8%) | $2,400 | $3,200 |
| Hourly for the month | + $2,400 | + $2,400 |
| Total for the month | $4,800 | $5,600 |
| A month with 4 closings | $15,000median deal | $20,000average deal |
|---|---|---|
| Commission (4 deals at 8%) | $4,800 | $6,400 |
| Hourly for the month | + $2,400 | + $2,400 |
| Total for the month | $7,200 | $8,800 |
| A month with 5 closings | $15,000median deal | $20,000average deal |
|---|---|---|
| Commission (all 5 re-rate to 12.5%) | $9,375 | $12,500 |
| Hourly for the month | + $2,400 | + $2,400 |
| Total for the month | $11,775 | $14,900 |
Both columns are real numbers from our own closings over the last two years: the median deal and the average one. The average is pulled up by a few large deals, so plan around the median.
It isn't only wholesaling
Assignment fees, novation spreads and a share of flip profit all count toward your commission. Assignments and novations pay at the rates above. A flip pays 5% of the net profit, after rehab, holding and selling costs.
One flip we're running now is on track to net about $150,000. At 5%, that's about $7,500 to the rep from a single deal, paid when the house sells.
That's one current deal, not a typical one, and flip profit is only known once the house sells, months after you put it under contract. It's a share of what's left after costs, never a share of the sale price, and never a guaranteed amount.
Why a lower rate on flips
A flip takes months, and the money is only real when the house sells. Assignments and novations pay out at closing, so they carry the full rate.
The hard parts
Worth knowing before you apply. If these are deal-breakers, better to find out now.
- Same office and set hours as everyone. In Raleigh/Cary, full-time, not remote.
- We'll check your numbers. If they don't hold up, we'll tell you.
- Senior Closer isn't open today. The rung is real and so is the rate; the seat opens when it opens.
- Property visits and same-day CRM notes, for top producers too.
- Slow months happen. You keep the hourly whatever the month looks like, and nothing is ever deducted from it.
- Small company: fewer layers above you, and fewer people to hand work to.
