Sales careers at Cinch

We hire salespeople at three starting points, all on the same pay plan, all in the same room. On-site in our Raleigh/Cary office. We don't hire US-based remote sales.

Where are you in your sales career?

All three paths run on one pay plan and one ladder. Each path page shows that seat from where you're starting: what carries over, and what's new.

  • New to sales

You're good on the phone but haven't closed a commission deal yet. Hourly pay while you learn.

For example: customer service, BPO support, retail, appointment setting

1 seat, in our Raleigh office

  • Start here if you sell for a living today

    Selling now, ready for more

You already sell. You want warm inbound leads, hourly pay, and commission that climbs with your closings.

For example: car sales, door-to-door, solar, insurance, SDR

  • Proven closer

You've closed commission deals and can show the numbers. Bring them and talk to the founder.

For example: hit quota, closed for another home buyer, producing agent

Remote, Latin America

Based in Latin America? We hire remote sales there.

A separate team with its own seats and its own pay, selling by phone on US business hours. Move to Raleigh later and the in-office ladder opens, at the in-office pay scale; for the right person we'll help with the move.

The sales career ladder

The Raleigh ladder, read from the bottom up. Everyone on it works from the Raleigh/Cary office and is on the pay plan below. You move up on closings, not on time served. Our Latin America team has its own seats and pay, and one gated way onto this ladder.

  1. $15/hr on top of commission, starting at 8%

You learn the phones, the CRM and the appointment. You move up by closing, and the plan doesn't change when you do.

  2. $15/hr on top of commission, 8% rising to 12.5% once you hit 5 in a month

Measured on closings, appointment-to-contract rate and clean CRM notes.

  3. Senior Closer

    Approved, opens by promotion

Every band moves up one step, starting at 12.5%. Same $15 an hour

Still carries a number and still closes. Takes the hardest deals: estates, title problems, families with several decision-makers. See the closer path.

Why it stops at closer

There's no sales-manager rung above this. Senior Closer is deliberately a selling seat: the people who are best at closing keep closing, and get paid more for it, instead of being promoted away from the work.

How you move

On closings, not on time served. The pay plan below is the same at every rung, so moving up changes the deals you get and, for Senior Closer, the rate you start at.

How pay works

One plan for every sales seat in the Raleigh office, from the first day to Senior Closer.

The standard: 5 closings a month

After your ramp, the seat carries a standard of 5 closings a month, each at or above our $15,000 minimum margin. That's what the month pays.

At the standard

$11,775a month

about $141,300 a year

$9,375 commission, plus the $2,400 hourly. How it builds: all 5 re-rate to 12.5% = $9,375.

As a Senior Closer

$13,650a month

about $163,800 a year

$11,250 commission, plus the $2,400 hourly. How it builds: all 5 re-rate to 15% = $11,250.

$15,000 is our minimum margin on a deal, not the size of a typical one. And this is the standard the seat carries, not a description of what the company has been closing: it's what we expect from someone whose whole job is closing.

What the fifth closing is worth

$4,575

A month with 4 closings at our minimum margin pays $7,200. A month with 5 pays $11,775 — a 64% jump, because the fifth closing re-rates the whole month rather than just paying its own rate. On a plain marginal ladder that same closing would add $1,875.

As a Senior Closer the same closing is worth $3,750: $9,900 at 4, $13,650 at 5.

The plan

The sales pay plan
Hourly$15 an hour, about $2,400 a month at 160 hours. You keep it on top of your commission. It isn't an advance, it's never repaid, and it's never deducted from what you earn.
CommissionA percentage of the fee on each deal you close, paid on top of the hourly.
What the percentage is ofThe fee the deal produces, after any money that had to be paid out to get it done: partner splits, transactional funding, payoffs.
RampYour first 90 days are a ramp. After that the standard is 5 closings a month, at or above our $15,000 minimum margin per deal.
How the rates workFlat 8% on your first 4 closings. Hit 5 and the whole month re-rates to 12.5% — including the 4 you already closed, not just the fifth. From 10 up it steps marginally, like tax brackets, with no second re-rate.
What counts toward the ladderA closing counts toward your ladder when it clears our $15,000 minimum margin. A deal below the floor still pays, but it doesn't count toward the five.
CapNone.
Senior CloserThe whole ladder moves up one step: your first 4 closings earn 12.5% instead of 8%, the re-rate at 5 takes the month to 15% instead of 12.5%, and so on. Same $15 an hour.

Flat 8% on your first 4 closings. Hit 5 and the whole month re-rates to 12.5% — including the 4 you already closed, not just the fifth. From 10 up it steps marginally, like tax brackets, with no second re-rate.

A closing counts toward your ladder when it clears our $15,000 minimum margin. A deal below the floor still pays, but it doesn't count toward the five. A thin deal can't be used to trigger the re-rate, and anything below the floor needs a sales manager's sign-off before we buy it at all.

Portfolio deals count per house, so a 15-house purchase is 15 closings toward your ladder, as long as each house clears the floor. We have bought a 15-house portfolio in a single transaction: at our minimum margin that is $31,125 of commission, $33,525 with the hourly, from one deal.

The bands above 10 are headroom. Our closing history to date is one founder splitting his week between acquisitions, dispositions, transaction coordination and marketing; this seat exists so that closing is one person's whole job.

"Ladder rates" means the table above, 8% through 25%, including the re-rate at 5. Flip commission is a share of what's left after the costs of the project, and it pays when the house sells, which is months after you put it under contract.

Getting to the standard

Getting there takes a quarter or so. These months use real reference points from our own closings over the last two years: the median deal and the average one. Watch what happens between 4 and 5.

A month with 2 closings, at the median and average deal fee
A month with 2 closings$15,000median deal$20,000average deal
Commission (2 deals at 8%)$2,400$3,200
Hourly for the month+ $2,400+ $2,400
Total for the month$4,800$5,600
A month with 4 closings, at the median and average deal fee
A month with 4 closings$15,000median deal$20,000average deal
Commission (4 deals at 8%)$4,800$6,400
Hourly for the month+ $2,400+ $2,400
Total for the month$7,200$8,800
A month with 5 closings, at the median and average deal fee
A month with 5 closings$15,000median deal$20,000average deal
Commission (all 5 re-rate to 12.5%)$9,375$12,500
Hourly for the month+ $2,400+ $2,400

Both columns are real numbers from our own closings over the last two years: the median deal and the average one. The average is pulled up by a few large deals, so plan around the median.
